Fellows are pleased to announce the Practical Completion and launch of the new Lok’nStore facility situated in Freemens Common, Leicester.
Fellows were appointed to act as Employer’s Agent and Quantity Surveyor on the project, which is part of a programme of new stores being rolled out across the Midlands and the South by Lok’nStore. Fortunately, the grand opening of this facility coincided with the easing of the extended Covid-19 lockdown in the area and opened for business on Saturday, 1st August 2020.
The scheme comprised the demolition of a former car showroom, construction of a new build shell unit with a fully operational internal fit-out, including storage units, customer reception and management facilities, two lifts and external works. The building occupies a prominent site and provides Leicester with an extremely high-quality self-storage facility, which will hopefully prove exceedingly popular with their customers.
The fit-out works were successfully delivered over a 17-week period which commenced just as the Covid-19 lockdown took hold and restricted the working practices of the industry nationwide, including interrupting material and labour supplies, as suppliers and merchants began to temporarily close. Through collaboration with the contractor, new methods of working were adopted that allowed activity onsite to progress, whilst paying due regard to Government advice on Social Distancing, and also with resequencing of the works, adjusting the supply chain and sourcing alternative products and suppliers wherever practicable, helped to maintain the programme and bring the scheme in on budget.
With Phase 1 now complete, operational Phase 2 has been future proofed within the design and constructed works so that the additional fit-out can be completed at a later date, with minimal impact and business interruption to the new facility.
